You get two bids on a backyard sports court. Both from local Dallas contractors. Both say "concrete slab, acrylic surface, fencing." But one is $15,000 higher than the other. What's going on?
More often than not, you're looking at the difference between a standard concrete slab and a post-tension concrete slab. On the surface — literally, once the acrylic finish is down — the two look identical. Where they differ is in what happens over the next twenty years.
For any sports court built in DFW, understanding this difference matters. Dallas sits on famously expansive clay soil that swings dramatically between wet and dry seasons. The wrong slab in the wrong soil is a very expensive mistake — and it's one you won't discover until year three or four, long after the cheap contractor has moved on.
What's actually under a sports court
Before we get into slab types, it helps to understand what sits under any court. A sports court is essentially a concrete pad — usually 4 to 6 inches thick — poured on top of a prepared sub-base of gravel and compacted soil. The acrylic surface you see and play on is only about 1/8" thick. It goes on top after the concrete cures.
The concrete is the structural element. Everything else is finish. If the concrete cracks, the acrylic will eventually crack too — you can't paint over a moving slab and expect it to hold. All of the long-term durability of a sports court comes down to what happens with the slab underneath.
Standard slab — what it is, when it works
A standard concrete slab uses steel rebar embedded in the concrete for reinforcement. When properly designed and poured, it can be a fine surface for many applications. It's what most driveways, sidewalks, and residential patios are.
For a basketball half-court on stable soil, a well-built standard slab with proper control joints can last for decades with minimal cracking. The tradeoff is that if the ground under it moves — as clay soil in Dallas does, seasonally — the slab has limited defense against that movement. Cracks develop. Over time, they widen. They telegraph through the acrylic surface as visible lines that eventually become playing hazards.
You can extend the life of a standard slab with control joints (planned cracks at regular intervals), proper base preparation, and adequate thickness — but you can't fully prevent Dallas clay from doing what Dallas clay does.
Post-tension — what it is, why it costs more
Post-tension concrete uses high-strength steel cables (called tendons) running through the slab in a grid pattern. After the concrete cures for a few days, these cables are tensioned — literally pulled tight — using hydraulic jacks. This puts the entire slab into compression.
Why does that matter? Concrete is very strong in compression but weak in tension. A slab that's actively compressed by tensioned steel cables resists cracking dramatically more effectively than one that isn't. As the soil beneath moves seasonally, the compressed slab handles the stress internally rather than transferring it into visible surface cracks.
For a full-size tennis court, a serious pickleball build, or any court subject to significant temperature swings and soil movement, post-tension is the industry standard. It costs more up front — typically $10,000 to $20,000 more on a residential court — because the tendons, the hydraulic jacking equipment, and the specialized labor to install and tension the cables correctly are all more expensive than a standard slab pour.
The Dallas clay factor
This is where the calculus really shifts for DFW homeowners. Our soil is famously expansive: it swells dramatically when wet and shrinks equally dramatically when dry. Foundations in Dallas fail because of it. Driveways crack because of it. And sports court slabs suffer disproportionately from it, because a court is a large, thin, unbroken concrete surface — exactly the geometry most vulnerable to differential ground movement.
The specific soil conditions on your lot matter, too. If your court is going on well-drained sandy soil — rare but not impossible in DFW — standard slab risks are lower. If your court is going on the classic North Texas black gumbo clay that most of Dallas, Fort Worth, and the mid-cities sit on, post-tension is nearly always worth the added cost.
What to ask any court builder
When you're comparing bids, don't just compare prices — compare what's actually being proposed. Every court builder should be able to answer these directly:
- Standard slab or post-tension? If the proposal doesn't specify, that's a red flag. Every serious court builder knows exactly what they're proposing to pour.
- What thickness? Look for 4-inch minimum for basketball, 5-inch preferred for pickleball, and 5-6 inches for tennis courts on expansive soil.
- What's the sub-base preparation? Look for language about compacted crushed stone, filter fabric, and proper depth (typically 4–8 inches of prepared base).
- What's the drainage plan? Water pooling under or around a court destroys it faster than any other factor. There should be a real answer, not a shrug.
- What's your warranty on cracking? A confident contractor will offer real warranty language in writing — not vague "we stand behind our work" statements.
The cost of doing it right once is always less than the cost of doing it wrong and then doing it again.
When standard slab is fine
Post-tension isn't always necessary. A small basketball half-court on stable soil probably doesn't need it. A driveway hoop pad certainly doesn't. And there are cases — smaller residential pickleball courts on well-drained sites, courts being built as short-term amenities the owner may replace — where a well-executed standard slab is the right economic call.
But for full-sized tennis courts, multi-sport courts, or any pickleball court going on expansive clay soil (which describes most of DFW), post-tension is almost always the smart investment. The bid that's $15,000 cheaper isn't a deal if you're spending $20,000 to resurface a cracked slab five years later — and it isn't rare for that to happen.
The bottom line
Comparing court bids by total price alone is one of the most expensive mistakes a Dallas homeowner can make on a project like this. What matters is what's under the surface, both literally (the slab) and figuratively (the contractor's willingness to be specific about it).
Ask about the slab. Ask about the sub-base. Ask about the drainage. Let the answers tell you which contractor actually knows what they're building — and which one is going to disappear the moment the cracks show up.
